Check your headroom before anything else
A sectional garage door needs clear space above the opening for the spring shaft and the tracks. A standard lift torsion spring system needs 305 mm, and around 355 mm once an automatic opener is fitted. Measure from the top of your opening to the lowest thing above it, whether that is the ceiling, a beam or a pipe.
This matters more in Oman than the European manuals suggest. Villa construction here very often runs a concrete ring beam straight across the top of the garage opening. That commonly leaves under 200 mm of clear space.
It does not stop you having a sectional door. It means the door is built on a low headroom track instead, which we quote separately. What it does stop is ordering a standard kit and discovering the problem on fitting day.
What OMR 420.000 covers
OMR 420.000 is the starting price for a standard single garage opening, supplied in 40 mm insulated panels with the full track and torsion spring assembly. It is the price of the door itself.
Larger openings cost more, and the reason is physical rather than commercial. A wider door needs more panel area, longer tracks and a heavier spring, and the spring has to be recalculated to the finished door weight. A double garage is not one and a half times a single one.
The automatic opener, a low headroom track kit and removal of an existing door are quoted separately. We give you one fixed figure after the survey, and nothing is ordered until you have it.
What the insulation figure actually means
Two different U values get quoted for the same 40 mm panel, and they measure different things.
| Figure | What it describes |
|---|---|
| 0.48 W/m²K | The panel on its own, measured through the middle |
| 1.35 W/m²K | Closer to the finished door, once panel joints, perimeter seals and the frame are counted |
Most sellers in the region quote the first number as though it were the door’s performance. It is not, and the gap between them is roughly threefold. In a climate where the whole point of paying for insulated panels is keeping a 48 degree afternoon out of the garage, the second number is the one that changes how the room behind the door feels.
Insulated panels still work here. They are simply not three times better than the honest figure.

The springs are a consumable, not a fault
A torsion spring is rated in cycles. One cycle is the door opening and closing once. Standard springs are rated at 10,000 cycles, and high cycle springs at 25,000 or more.
Work out what that means for you. A household running two cars in and out twice a day is about eight cycles daily, which reaches 10,000 in a little over three years. A quiet single car garage might take a decade.
We say this before the sale because most people are told after it. A spring reaching its rating is the door working as designed, not the door breaking. We carry replacements.
Installation
We survey first. Our engineer measures the structural opening, the headroom, the side room each side and the depth back into the garage, then confirms which track system your building takes.
Panels are made to those measurements. On fitting day we set the frame, run the tracks, mount the shaft, tension the springs to the finished door weight, fit the seals and balance the door so it holds position by hand at any height. If a motor is going on, that follows once the door is balanced, never before.
We install across all eleven governorates from our shop in Al Khuwair.
Common questions
Is OMR 420.000 the final price?
No. It is the starting price for a standard single garage opening, and your figure depends on your measured width and height. We confirm one fixed price after the survey, before anything is ordered.
How much space do I need above the opening?
305 mm for a standard track, or around 355 mm if you want a motor fitted. If you have less, we build the door on a low headroom track instead. Measure it and send us the number.
Can this door be automated?
Yes. Sectional doors take a rail drive opener mounted on the ceiling, and we fit them as standard. The motor is quoted separately because the size depends on your finished door area.
Do insulated panels really help in Omani heat?
Yes, but read the honest figure rather than the panel figure. A 40 mm insulated panel makes a clear difference to the garage behind it, particularly if the garage shares a wall with a room you use.
How long does a door take?
Because every door is cut to your opening, it is made after the survey rather than taken off a shelf. We confirm the lead time when we quote, once we have your measurements.
